Vision Contracting Ltd. are delighted to announce that we are currently seeking a permanent full time Contracts Manager for the Dublin region who will initially be based on a current project in Naas.
Function
The Contracts Manager is responsible for the total management of one large or multiple sites ensuring Vision Contracting Ltd, (VCL) management processes and procedures are implemented to ensure the successful completion of the project on time, on budget and to the highest standards. All of this must occur within the parameters of the highest level of company Health & Safety, Environmental and Quality procedures.
Responsibilities / Duties
* Responsibility for the delivery of the job on time, within specification and on budget
* Ensure all appropriate site personnel conduct their duties to the highest standard and work in accordance with site hours / contract hours
* Understand and be fully familiar with the contract documents – drawings, specifications, BOQ etc.
* Issue, in conjunction with the Senior QS / Managing QS proposals for achieving the company commercial targets for the approval of the Project Director
* Draft and issue the contract programme to the Design Team and the Client
* Allocate specific responsibilities to each management team member in line with their job description
* Review advise and control the:
* Commercial target and overheads controls
* Main and sub-contractor documentation and contractual correspondence
* Programme and actions controls
* Employee/design team relations
* Foster professional and effective client/design team relationships
* Foresee potential problems and advise/take appropriate actions
* Plan for all purchasing and sub-contractor appointment
* Attend and represent Vision Contracting Ltd in a professional manner at all relevant internal and external site meetings
* Attend and chair effective management team meetings
* Manage and ensure effective management of any/all IR and statutory and compliance issues
* Recognize and deal with any/all insurance issues
* Manage the effective process to ensure the as built document process and handover file
* Support/advise the Snr QS/QS in the preparation and agreement of final accounts
* Carry out objective assessments of staff performance and bring forward appropriate training proposals
* Provide coaching to Senior Project Manager, Project Managers and Site Agents reporting to the Contracts Manager
* Attend from time-to-time pre-qualification interviews for new contracts
* Actively assist and promote new work from Clients and prospective clients
* Take account of safety issues during the coordination of all work activities in the relation to sub-contractors and direct labour
* Ensure compliance with VCL safety policies and procedures and ensure best practice in the management of subcontractor's, labour only subcontractors, direct and agency labour resources
* Be fully aware of safety audits findings, take action and assist in the closure of issues in line with VCL policy
* Ensure the availability of relevant sub-contractor safety and method statements
* Comply with company policy on matters of confidentiality and disclosures of information
* Develop and maintain a supportive atmosphere on site and in the office that encourages a positive working environment
* Ensure that a proactive approach to the minimisation of waste occurs in areas such as materials, plant and time
* Ensure compliance and promote good work practices in relation to Health, Safety and Welfare management systems
* Complete any other duties as assigned by the Project Director
Education & Experience
* Degree/Diploma level in Construction Management or Civil Engineering or similar
* Trade Qualification
* Related studied pertaining to the role e.g. contractual issues, commitment to CPD etc.
