About the Opportunity

Location: South Dublin

Type: Full-Time, Permanent

Reporting To: Construction Director

Project: Residential Housing Portfolio (Up to 600 Units over 3–4 Years)

Role Overview

We are seeking an experienced Site Project Director to lead and deliver a large, phased residential housing portfolio of up to 600 units over an extended programme (3–4 years). You will be accountable for programme performance, delivery excellence, quality, safety, and client satisfaction throughout the project lifecycle.

This is a senior leadership role within a developer’s delivery team, reporting directly to the Construction Director. The successful candidate will provide strategic and operational leadership, ensuring that construction performance meets business objectives and market expectations.

Eligibility

Candidate Profile

Experience:

  • Extensive experience in senior delivery roles on residential housing projects, ideally including large, phased programmes (300+ units).
  • Proven track record of delivering complex, multi-discipline construction projects on time, to budget, and to quality standards.
  • Experience with developer-side delivery is highly desirable; deep main contractor experience with transition to developer capability is also suitable.

Technical & Commercial Skills:

  • Strong commercial acumen including budget control, cost risk management, and cashflow forecasting.
  • Exceptional programme management skills with the ability to manage multiple phases and interfaces.
  • Excellent understanding of Irish building regulations, quality standards, compliance, and safety systems.

Leadership & Interpersonal Attributes:

  • Strategic, decisive leader with strong communication and stakeholder management skills.
  • Skilled at building high-performing teams, mentoring leadership, and driving accountability.
  • Comfortable presenting to senior leadership and external partners.

Qualifications:

  • Degree in Construction Management, Engineering, Quantity Surveying, or related discipline preferred.
  • Professional accreditation (e.g. Chartered status) advantageous but not essential.
