This company is a leading Dublin-based fit-out contractor specializing in high-end commercial, corporate, hospitality, and retail projects. Known for a commitment to quality and fast-track delivery, they operate in demanding environments and prioritize excellent client relationships. They are looking for a seasoned Project Manager to join their growing team.

Responsibilities

  • Project Delivery & Management
    • Full Lifecycle Management: Manage the project from award/pre-construction through to practical completion and final account.
    • Budget and Cost Control: Maintain rigorous control over project budgets, managing variations, procurement packages, and ensuring profitability on all assigned sites.
    • Program Management: Develop detailed project schedules and critical path analyses, proactively mitigating risks to ensure all client milestones and deadlines are achieved (critical for fast-track fit-out work).
    • Quality Oversight: Ensure the highest standards of workmanship are consistently met in line with specifications, drawings, and client expectations.
  • Site Operations and Leadership
    • Multi-Site Oversight: Effectively manage and coordinate activities across a portfolio of projects simultaneously, ensuring resources, materials, and teams are utilized efficiently across all sites.
    • Team Leadership: Direct and motivate site teams, site managers, foremen, and sub-contractors, fostering a safe, collaborative, and high-performance site culture.
    • Health & Safety: Ensure absolute compliance with all current Health & Safety legislation and company procedures, working closely with the H&S officer.
  • Client and Stakeholder Interface
    • Client Relationship Management: Act as the primary point of contact for the client, design team, and professional services, providing regular updates, managing expectations, and resolving issues promptly and professionally.
    • Contract Administration: Administer standard forms of contract (e.g., RIAI, bespoke fit-out forms) and manage sub-contractor packages from selection through to final account closure.
    • Reporting: Produce accurate and professional weekly/monthly progress reports detailing program status, financial performance, and risk registers for internal and external stakeholders.

Qualifications and Experience

Essential:

  • Minimum 5 years of dedicated Project Management experience within the commercial interior fit-out sector (ideally with corporate workplace experience with some retail or hospitality projects).
  • Demonstrable experience managing single-contract projects valued up to €5 million or more.
  • Proven ability to successfully manage multiple fit-out sites/projects concurrently.
  • Relevant third-level qualification in Construction Management, Engineering, Architecture, or Quantity Surveying.
  • Strong working knowledge of Health & Safety regulations and contract forms common in the Irish market.

Desirable:

  • Chartered status or actively working towards professional accreditation (e.g., CIOB, SCSI, Engineers Ireland).
  • Expert proficiency with project planning software (e.g., Microsoft Project, Primavera P6).

Required Skills and Attributes

  • Urgency and Focus: Proven ability to perform effectively under pressure and deliver to accelerated timelines typical of the fit-out environment.
  • Communication: Exceptional negotiation, verbal, and written communication skills for dealing with clients, design teams, and sub-contractors.
  • Commercial Acumen: Strong understanding of construction commercial drivers, cost reporting, and variation management.
  • Detail-Oriented: Meticulous attention to detail required to deliver high-quality interior finishes.
